I instructed Chadwick Lawrence for a property sale and purchase and was unfortunately assigned Philip Manning. His service was nothing short of disgraceful. Completely unprofessional, dismissive, and consistently unavailable. He ignored countless emails and phone calls — not just from me, but also from both estate agents involved and my mortgage advisor. Philip Manning showed a total lack of care or responsibility, leaving everyone involved in the dark throughout the process. He made a stressful situation significantly worse with his lack of communication, urgency, or basic courtesy. I submitted two official complaints by email. Nothing changed. When I called to escalate, I was told it could take up to two weeks for a team leader to respond. It’s now been well over that — and I’m still waiting. To top it off, I’m still receiving payment reminders, even though I’ve already paid in full. If you value professionalism or basic communication, avoid Chadwick Lawrence — especially Philip Manning. This experience was appalling from start to finish.
Chadwick Lawrence inherited our case due to our previous solicitor going into administration. From the moment they started working with us we knew we had been lucky enough to secure the service of a top company and conveyancing team. Kayleigh and Callum worked tirelessly to complete the exchange and sale in line with the pre agreed timescales. They were always contactable to give honest and professional advice. I can’t sing their praises enough and will use them again when the beed arises.
The sale of my bungalow took quite a while, and Kayleigh and her assistant Kyra were always professional, supportive and listened to my worries. I had immediate responses to emails and the office when I visited was welcoming and friendly. I would definitely use again if there was a need.
I cannot express how disappointed and frustrated I am with the service provided by this firm in relation to the sale and purchase of our property. The level of communication has been appalling from the start, with multiple emails and phone calls ignored — not just from us, but also from the estate agent and the sales office. We were due to complete on 18th December, yet we are still waiting for any progress or clear communication about when this will happen. The delays have been ongoing, and each time we reach out for an update, we are met with silence. This lack of response is not only frustrating but is also affecting the entire chain, causing significant stress and uncertainty. What makes the situation even worse is the total disregard for our concerns. Emails go unanswered, and despite multiple requests to provide an estimated completion date, we’ve been left completely in the dark. The lack of professionalism, transparency, and responsibility in handling this matter has been nothing short of disgraceful. I would strongly advise anyone considering using this firm to think twice. If you value timely communication, professionalism, and respect for your time, this is not the firm for you. They have caused undue stress and delay in what should have been a straightforward process. I will certainly be exploring all avenues to escalate this issue and am now looking into filing a formal complaint. Avoid this firm if you can!
Sorry it won’t allow me to give less than 1 star. I started the buying process the end of January 2025 with no chain involved at all. I am still waiting now for a date and something else on the file. It is absolutely ridiculous. They hardly answer the phone, everything is done via emails, which isn’t helpful. Please please please avoid, I don’t want someone to go through what I have so far.
