I had a great experience with Jawad Mahmood and his team at HS Legal Solicitors, who I'd instructed for my contingency remortgage and transfer of equity to my ex-partner. They were super efficient and helpful. Most of all, I found them to be incredibly responsive. This was such a welcome change to previous experiences I've had with conveyancing solicitors. Highly recommended.

So we went with HS legal mainly because of the good price they offered. What a mistake that was. During the moving process we were constantly bombarded with requests for information with zero context behind the question. Asking us things that we had no clue about because we aren’t property lawyers. When we asked for help and advice it was not forthcoming. Jawad and his minions will literally just pass on questions from the other party for you to deal with yourself. We asked multiple times to speak over the phone instead of by email but this did not happen. Not sure they even have a phone. The online portal is good for uploading the documents they request but it would help if they actually checked it from time to time. We were asked multiple times to upload items even though we had done so 6 weeks previous. They just don’t look and it delays the whole process. They only get things done when you hassle them. Even during completion day we were waiting 5 hours for them to transfer the funds and almost missed out on moving that day as we had already handed over our old house. We received an email the day before saying we were good to go, but on the day they would not release the funds until we paid their fees. That’s perfectly fine but they could have let us know that! Once again, poor communication and a lack of decent service. Seriously avoid at all costs. Don’t be fooled by the 5 star reviews. I suspect it’s Jawads mates giving false reviews. They are garbage.

HS legal enabled the exchange to complete on time. Customer service was fair but the level of communication could have been better, especially in the earlier stages. Overall fair value for the service and price.

I am pleased with the legal services provided by HS Legal Solicitors in assisting me with my property purchase. My solicitor, Jawad, was professional and responded to my emails promptly and with clear details. The fees charged were very reasonable compared to other conveyancing solicitors, and the firm maintained good communication, keeping me informed at various stages of the process. However, I found it challenging at times when I needed to speak directly with my solicitor, as my calls were not returned, except for one instance six months ago at the initial stage before taking on the case. It appears that HS Legal’s service is primarily based on email and text communication, which was efficient but not always ideal for urgent matters. Jawad’s team worked diligently on my case, and I truly appreciate their efforts. However, the process took longer than expected, extending beyond six months. Due to delays, I was at risk of losing my property as my mortgage deadline was missed twice. At one point, I was advised to reapply for a mortgage, which could have resulted in a further 6–8 week delay and potential loss of the property. Fortunately, the lender approved the mortgage at the last moment, allowing the purchase to go through. I believe that with a better understanding of lender and council requirements, some delays could have been avoided, potentially saving me a significant amount in additional costs. I also had to visit the office multiple times and send documents via special delivery on more than one occasion, yet some issues remained unresolved. A key delay was due to errors in handling the transfer form, requiring multiple re-signings, which further extended the timeline. Despite these challenges, Jawad and his team were professional, courteous, and worked hard to resolve the issues. My advice for the firm would be to improve direct client communication, especially by returning calls when required, even if briefly. Additionally, further training for the team on handling lender and council processes more efficiently could help prevent delays and unnecessary costs for future clients. Overall, I appreciate the efforts made by Jawad and his team and would recommend HS Legal Solicitors while also suggesting some improvements to enhance the client experience.

Avoid at all costs!!!! Save yourself from the pain and anxiety caused by them!! Initially went with HS Legal Solicitors due to their prices, what a mistake that was! They caused us so much anxiety during our sales process. Caught them lying SEVERAL times due to their incapability. Do not respond to e-mails, do not call you back after promising time after time that they will, do not answer your questions. They also do everything last minute when they know things are urgent. I could go on and on about how terrible they are. Do not make the same mistake as us, just go with another solicitor!!
