Dealt with Jawad for my house purchase. Never spoke to Jawad despite numerous complaints and requests. Got my updates from my sellers solicitors as I never got updates. They only do the chases and their job when they are being threatened with SRA. They ask for upfront payment. I was getting a £250 cash back from my mortgage company. Remembered this, 5 mths after completion and they said it had been sent to my solicitors. I had to chase them for the reimbursement. They do not do anything unless you chase them. They do not work on your behalf. 9 mths after I have moved in the property, I am still chasing the solicitors to register my house. Do not use these.

Awful experience, making a stressful time 10x worse. We agreed on a completion date that allowed for 5 working days to request the mortgage redemption statement from the bank. Whichever solicitor was working on my case (I was never given a name) didn't request it until the day before the supposed completion. On the morning we were supposed to complete, I sent an email asking about timings as I hadn't heard anything. 2 hours later they replied saying they hadn't yet received the mortgage redemption statement and asked me to sort it out for them. I had to ring my bank and get it pushed through as a priority. We had packed up our house and hired a van so just pushed ahead with moving as we were told by the solicitor that they were hopeful that completion would still be able to happen that day. We had to unload all of our stuff on to the driveway of the house we were buying and cross our fingers that it would complete. At 4pm I received an email saying they hadn't managed to finish and completion wouldn't happen today. No apology was given or accountability taken for the lack of communication that timing was getting tight. Fortunately our sellers were kind enough to let us keep all of our belongings in their garage over the weekend, despite them obviously being so affected by the situation as well. Myself, my husband and our toddler had to find alternative accommodation over the weekend. Monday came and I was sent an incorrect bill and told to pay the money in order to complete. I explained the error and that the proceeds of our house sale would cover the bill. I was accused of "causing further delay" and "holding the matter up" and ordered to pay £775 in order to complete. We didn't owe this money but were just desperate to get in our new house so we paid it. Fortunately they then realised their mistake with the bill, but no apology was given and I was just told that I would receive my refund "when the matter is complete." It took a further 3 days after the purchase for them to send the sale proceeds and refund the money that they demanded we pay in order to complete. I had to email every day and ring the office in order for them to send the money at all. I can't follow their complaints procedure as I was never told who was handling the case, the emails were all signed off as 'on behalf of Jawad Mahmood.' Such negligence and incompetence, I started to worry it was a scam and I would never see the money again.

I had a great experience with Jawad Mahmood and his team at HS Legal Solicitors, who I'd instructed for my contingency remortgage and transfer of equity to my ex-partner. They were super efficient and helpful. Most of all, I found them to be incredibly responsive. This was such a welcome change to previous experiences I've had with conveyancing solicitors. Highly recommended.

Appalling experience from start to finish please AVOID !!! Expecting the client to do all the chasing / paperwork etc Had all my previous sale documents in there possession for 3 days before realising I had to get planning permission documents because they failed to & said it would take too long Very very poor communication Mine was a sale only & the anxiety on my behalf was horrendous Queried my invoice on completion & still think I was overcharged £150! My advice is pay a little extra & go elsewhere I’ve bought & sold many houses in my life & this conveyancing experience has been the worst I’m glad it’s all over

Very poor communicator. During the property sale he was very difficult to communicate with, I often had to request things multiple times before a response. Once paid for conveyancing I as a buyer had follow up requirements. Jawad Mahmood simply forwarded my enquiry to the seller solicitor then ignored any further attempt from me to contact him, basically ghosted me. Very unprofessional.
