I would just like to say a huge 'Thank you' to all at Smalley's Solicitors. A very professional service from start to finish. The Will 's and Probate Team are second to none. My husband met with Deanne, who explained the process to him, regarding my late mothers will. Lynne and Grace were my main contacts throughout our process. Lynne was absolutely lovely, explaining each step of our process, we were in uncharted waters, and we got the professional help we needed. Lynne is an absolute darling and so helpful. * Avoid * - do not use and if you find yourself in a chain where any of the parties are using this firm, question whether you have the right buyer. This firm was acting for our buyer. Eleven weeks into what should have been a really simple process, they still refused to commit to a completion date when all other parties had finished their work and signed their contracts. They work in teams and refuse to put your solicitor through to the actual conveyancer. They don’t respond to emails from solicitors, or estate agents without constant chasing. They send single enquiries through every few days and refuse to confirm if there are likely to be anymore so you never know if the end is in sight. Conveyancer went on holiday without telling anyone else in the chains solicitors and didn’t have anyone covering the file at a critical point in the transaction when everyone was crying out for a completion date, including their own client. Our chain collapsed after 11 weeks, our homes in boxes and furniture disposed of, and bought for new homes, children excited. While they were not directly responsible for the chain collapsing, they left it to go on for so long that it allowed doubt to creep in and the inevitable happened. It was also the most stressful (nearly) house move we have ever done. We and everyone in the chain have our solicitor’s fees to pay, have paid for surveys, and we could have sold our house twice over in the time it’s been off the market. I’m sure there will be response from the firm to this review stating I wasn’t their customer and/or I am wrong but this is an honest review of what happened.
I have recently used Smalleys to draft a Declaration of Trust for a change in share ownership on a property. Marcia and Katie handled everything for me and they were quick to reply to emails and change anything I needed changing. Katie dealt with the signing and witnessing and she was lovely and friendly and immediately put us at our ease. Thank you
Smalleys were the executors of my late aunts will. Did everything properly, completed in approximately one year after obtaining probate. Only contacted Smalleys once by phone, professional, helpful, courteous.
