1 star is generous for the service we were provided when buying our property. It was impossible to get old of any-one at vital stages of the sale, with only a general email provided. I would often email over 4 times in one day with no response, only to be told that they were off sick/on holiday, with no information as to when they would return. Even calling directly didn't help (despite trying multiple times a day) as employees were often in meetings or unable to take calls, and would never call back. Key details were often missed or incorrect throughout, which resulted in delays to our purchase and was only flagged by us. Information was also not communicated to relevant parties which we only discovered towards the end of the purchase. What should have been an extremely smooth and quick process resulted in so many unnecessary delays, I worry what a complicated sale/purchase would be like. Avoid at all costs.

Terrible communication in May 2025 when selling a house - it should have been simple as selling not buying on my side. Then they needed to get paperwork back to me and even that has been a terrible effort. Zero customer service skills

What a dreadful experience. Mine was relatively simple conveyance transaction (no chain from buyer or me the seller). Staploe gave a wonderful lesson in how NOT to communicate with you…. no matter how many times you call or leave messages. Staff changing regularly in my case and then the file getting picked up by someone else made things worse. Both my Estate Agent and buyers Solicitor hadn’t seen anything so bad. I wish I had checked out the reviews first. I don't like leaving poor reviews as can be a bad reflection on a business, but avoid like the plague.

I have bought and sold many properties over the years but Staploe, by a country mile are the WORST conveyancing solicitors I have ever used. Communication is non-existent, they promise to phone you back but never do. I sold some land at auction in October 2025, a cash sale. It's now February 2026 and I still haven't received the monies. They said they'd been awaiting documentation from my lender. Upon investigating this some 5 weeks later, it turned out the lender had been awaiting documentation from Staploe. I was rather curtly told in an email 'We are not in a position to discuss dates' in December 2025! That was two months ago! Sonia was my case handler and her assistant Irqa. I was never able to speak with either of them, despite dozens of telephone calls. Please avoid this firm at all costs, I wish I read the reviews online before engaging them.
