If you are looking for a dynamic conveyancing services involving good communication, sharp minds and decisive action then my experience suggests Birchall Blackburn Law are NOT for you. Despite there being an empty house and no chain, it took months and months for Birchall Blackburn Law to complete the formalities in relation to the sale of my late mother’s house with the buyer’s solicitors. The blame for the delay was always someone else fault but from what I could tell there was very little proactivity on Birchall Blackburn Law’s side to get the sale over the line quicker. There was also a mistake in their billing for the conveyancing work which required a repayment from them to me but, true to form, even this took the “Slow Houses” weeks to process. Go elsewhere.

DO NOT USE THIS COMPANY! This is the first time moving house and we knew the process would be stressful however we were in a ‘perfect chain’ on paper. We were selling to a first time buyer and the new property we were purchasing had been vacant for over a year. With this in mind you would expect the process to be less stressful and run fairly smoothly, unless you use Birchall Blackburn as your conveyancy solicitors…. The whole process took over 6 months! There were problems from start to finish - our case was first picked up by the new business team and our file fell in to a black hole. It was only down to us persistently chasing them up and raising a complaint did our case eventually get passed to Kieran Williams who ‘managed’ our file as it progressed to the conveyancing phase. This is the point everything went rapidly downhill and from other reviews this is the same. Kieran was not proactive in the slightest. If documents/information didn’t land on his desk, nothing would progress. There were times he’d ask us to chase the buyers solicitors for updates ourselves! He did not respond to emails and we were consistently passed to different members of the team. There were times we questioned how he had got his qualification. It gets worse…. the day before we were due to move, we received an email from Kieran asking us to send 6 months worth of bank statements to prove where our savings had come from. He asked us to sign a contract and requested us to send these as special delivery so he would receive them on the day of the move. When asked when this could have been sent he told us it could’ve been the Tuesday which would have resulted in a less stressful time frame. We packed everything in boxes and were ready to go. We were also asked to send over £4K with no final financial statement. We sent this as we were concerned it would delay things. We were later charged £250 for a statement of truth and this charge was never shared - we were just told it was on the extra charges sheet. On the day of the move we had been up stressing since 6am. Kieran hadn’t even had our case signed off by the team leader so we had to wait and keep ringing for updates. Our removal company was booked for 12pm but we were unsure whether it was going ahead. 30 minutes before the removal company arrived, we were told they had received the money from our buyer but it hadn’t been processed on the purchase side. As the removal men were about to set off to our new house, we finally received confirmation everything had gone through. This was the only moment we felt a slight amount of gratitude just for the sheer relief it had actually happened. All we asked for was a solicitor who was proactive and kept us up to date and who didn’t keep fobbing us off with ‘yes everything’s good on our side’ when it clearly was not. There was so much unnecessary and avoidable stress caused. Do not go near this company unless you want an extremely stressful home move.

Kieran was amazing throughout my buying journey and very detailed, thorough, and always happy to answer my (many!) questions without ever making me feel like I was bothering him.
